The difference between an extension that works and one that always feels like an add-on is usually decided in the first week: where the light comes from, how the roof meets the existing one, and whether the floor level runs through. We spend time on that before we dig.

Property extensions in Basingstoke

The estate housing across Popley, Brighton Hill and South Ham was laid out with rear gardens that are long by modern standards, which is why Basingstoke is such good extension territory — there is genuinely room to build without losing the garden. The catch is the drainage. On a lot of these plots the run crosses the back of the house exactly where you want the new footing, so the first thing we do is lift a cover and find out.

Property extensions in Hook

Extensions in Hook are frequently about light rather than floor area. The 1980s and 90s estate houses here have the rooms, but the kitchen sits at the back in the darkest part of the plan with one window facing a fence. A modest single storey rear extension with a lantern and a decent glazed opening changes that house completely, and it rarely needs planning permission.

An extension in Winchester is as much a planning job as a building one. On the Victorian terraces in Fulflood and Hyde the side return is the obvious move and the one the council sees most often, so the application has to be right: matching brick, a roof form that sits below the existing eaves, and glazing that does not overlook next door. Inside a conservation area, and on the streets carrying an Article 4 direction, even work that would be permitted development elsewhere needs consent.

Extensions are what we do most of in Tadley, and the town suits them. The post-war estate plots are generous by modern standards, with the depth for a three or four metre rear extension without swallowing the garden, and the house plans are simple enough that opening the back up genuinely transforms the ground floor. Will I need planning permission?

Often not. A great many single storey rear extensions fall under permitted development. We will tell you which side of the line yours sits on at the first visit, and if it needs an application we will handle it.

How long does an extension take?

A straightforward single storey rear extension is usually eight to twelve weeks on site. Double storey work runs longer. We give you a programme with dates, not a vague range.

Can we stay in the house?

Almost always, yes. The exception is the week the existing wall comes out. We seal the opening up each night and we keep the dust where it belongs.

What about the neighbours?

If we are building near or on the boundary there is a Party Wall process to follow. We will tell you when it applies and make sure it is served properly and in good time.
