What it involves
Renovation is the job where surprises live, so the way we handle it is to open things up early and price honestly rather than quote low and issue extras later. Old wiring, failed damp courses and floors that were levelled with whatever came to hand are all normal. Finding them in week one is much better than finding them in week six.
Where we do this work
The renovation work we do in Basingstoke is largely the town’s first generation of estate housing coming round for a second full refit — the properties built in the 60s and 70s that were last done properly in the 90s. Typical scope is a rewire, a new kitchen, knocking the kitchen and dining room together, and dealing with a bathroom that has never been moved. The structures are sound; it is the services that have run out of road.
Basingstoke pageIn Hook the renovations tend to be driven by people who have bought well and want to stay. On the older village properties that means dealing honestly with solid walls and damp before anything decorative happens — there is no point putting a new kitchen against a wall that is still wet. On the estate houses it is usually a layout job: opening up the ground floor and making the back of the house work.
Hook pageRenovating in Winchester means working on buildings that will outlast all of us, and that changes the approach. On a period property lime plaster and lime mortar are not a nice-to-have — sealing an old solid wall behind modern gypsum and waterproof paint traps moisture and does real damage. Where a property is listed, internal work needs consent too, not just the outside. We would rather have that conversation before you have bought the tiles.
Winchester pageTadley houses tend to have been held a long time. A lot of them were bought by the families who first moved in for the Aldermaston site and are only now changing hands, which means the property arrives either untouched since it was built or wearing a 1990s improvement that has aged badly — artex, stone cladding, a porch bolted on, replacement windows with units that blew years ago. Undoing that layer is usually the first half of the job and the half people underestimate.

We build a contingency into the conversation from the start and we open up what we can before we finalise the price. If we find something, you get a photograph, an explanation and a cost before we do anything about it.
On a room-by-room renovation, usually. On a full-house strip-out it is generally better not to, and we will be honest with you about which one you have got.
