Refurbishment

Property refurbishments

Turning a property round to a deadline — for a sale, a tenancy, or a handover.

What it involves

Property refurbishments, done properly.

Refurbishment is renovation with a date on it. Landlords, sellers and people who have just bought are all working to something fixed, so the programme matters as much as the finish. We sequence trades tightly, we order long-lead items on day one, and we tell you early if a date is at risk rather than on the day it slips.

What we cover

  • Rental and void property turnarounds
  • Pre-sale refurbishment
  • Kitchens, bathrooms and flooring
  • Full redecoration
  • Compliance work and certification
  • Fixed programme with agreed dates

Where we do this work

Property refurbishments across north Hampshire.

Property refurbishments in Basingstoke

Basingstoke has a deep rental market — the town centre flats, the ex-local authority stock across South Ham and Winklebury, and a lot of two and three-bed estate houses held by small landlords. Voids here are usually about speed and compliance rather than luxury: decoration, flooring, a safe consumer unit and a bathroom that will not embarrass anyone. We can be in and out inside a fortnight on that scope.

Property refurbishments in Hook

Refurbishment work in Hook is mostly pre-sale rather than rental. Properties here sell well and sell quickly when they present properly, so the money goes where a buyer looks first — the kitchen, the bathroom, the flooring and the front of the house. Spending on the things a survey picks up matters too, and we will tell you which of the two your property needs.

Property refurbishments in Winchester

Winchester has a substantial rental market driven by the university and the hospital, and a lot of it sits in period terraces that were converted to flats years ago. Refurbishing those brings its own list: fire separation between flats, sound insulation, and services that have been added to piecemeal for decades. It is more involved than a standard void, and it is worth knowing that before the tenancy date is set.

Property refurbishments in Tadley

Tadley has a steady rental market, a good deal of it tied to the Aldermaston site and the businesses on Calleva Park, and much of it two and three-bed estate housing held by small landlords. Voids here are about speed and compliance rather than luxury — decoration, flooring, a safe consumer unit and a bathroom that will not put a tenant off. On that scope we can be in and out inside a fortnight, and being five minutes away we are not losing half a day to travel at either end.

Questions

Property Refurbishments, answered.

If yours is not here, ring 07502 002750 and ask.

How quickly can you turn a property round?

A straightforward void — decoration, flooring, a bathroom refresh — is usually two to three weeks. A full refurbishment with a kitchen and a rewire runs to five or six.

Do you work for landlords and agents?

Regularly. We can work from a schedule of works, price against it line by line, and deal with the agent directly if that is easier for you.

Will you handle certification?

The electrical and gas certificates come from our certificated trades and we pass them straight to you. We will flag anything that will not pass before we start.

Can you work to a fixed price?

Yes, where the scope is properly defined. On a void property we would rather walk it with you first than price off a list.
